What are measurement services?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a floorplan service work?

During a measurement or floorplan service, a certified appraiser takes measurements of the home with a measuring tool — either a tape or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like closets, patios, and pantries. They may make a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total living area of the home and the overall layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services required?

Property tax records often reflect incorrect area of a property because the values can come from many sources, and occasionally go unproven — meaning you may be paying for more space than you actually have! Unless an appraiser has completed a recent evaluation or measurement service on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property
